misunderstanding a man

so i ask my weekend lover "are you dedicated to me?" He says "yes, as dedicated as i can be due to the circumstances". Fyi. The circumstances is he is waiting for me to get a car nd apartment to show him im able to be independant. Then he will be willing to put his feeling into us. But every weekend were togather. We act like weve been married for 10 yrs nd we talk like best friends. These days ive refrained from calling or txting him. He lets me know when he wants to talk which i have no problem with because im buisy working or taking care of my child. Also one night he told me "he just wants to be friends nd stop having sex" i said "okay". That didnt phase me because we agreed to still be friends. So i go to his house nd he's all over me nd we have sex numerous times. I want to know does this mean something or am i making it more than what it really is? When i asked him about that he just says "you know how i fell, i want you to get yourself stable first"
So im asking some man, From a guys point of view, am i just waisting my time? I like the man but dont love him. Nd eventhough it might sting a little ill able to go about my way.
